What to do right now
While you’re waiting for someone to come out, a few things help — and none of them involve getting on a ladder.
- Move people and belongings away from the affected area. Electronics, furniture and anything on the floor under the drip.
- Don’t stand underneath sagging or bulging drywall. A ceiling holding water can come down without warning. Keep everyone out from under it and leave it alone.
- Don’t touch water near lights, ceiling fans, outlets or any electrical fixture. Water and wiring together are a serious hazard.
- Photograph it if you safely can. A leak that is actively running tells us more than a dry stain does two days later.
- Then call us. Ceiling damage and water near electrics are worth a professional look rather than a guess.
Signs that water may be entering through the roof
After heavy or prolonged rain, the things people notice inside are usually these:
- A brown or yellow ring spreading across a ceiling
- Paint bubbling, blistering or lifting from a ceiling or the top of a wall
- Drywall that has gone soft or bowed, or a seam opening up
- A musty smell in a room that didn’t have one
- Damp insulation or dark patches in the attic
- Water around the base of a light fitting or ceiling fan
It may be the roof — but not always
A stain that appears or spreads during rain may indicate a roof leak. That is a reasonable first thought, and it is often right.
But it isn’t the only explanation, and we’d rather say so than let you assume. A plumbing leak in a wall or an upstairs bathroom produces very similar staining, and does it whether or not it’s raining. HVAC condensation — a blocked condensate line or a sweating duct in a hot attic — drips onto ceilings all summer and looks the same from below. A failed window or door seal, or damaged siding, can let water in at the top of a wall. Gutters overflowing in heavy rain can push water back under the roof edge and into a soffit. Poor attic ventilation can cause condensation on the underside of the decking with no hole in the roof at all.
Some of those are our work. Some are not.
How we look for the source
Water moves. The wet patch on your ceiling can be some distance from where the water actually got in. That is why guessing is expensive — a patch in the wrong place costs you the patch and leaves you with the leak.
So we look for the source rather than assuming it is the roof. We look at the roof, and when attic access is available and safe, we may inspect above the affected area for moisture trails and other evidence. We use photo documentation to show homeowners what we find when conditions and access allow.
If it turns out not to be the roof, we’ll tell you that — and you’ll know whether you need a plumber, an HVAC contractor, or nothing at all. We’d rather say it isn’t our job than sell you a repair that doesn’t stop the water.
Roof-leak repair options
When it is the roof, we repair the roof — flashing, pipe boots, valleys, and damaged or missing shingles, whatever the entry point turns out to be. When a roof needs covering before a repair can be made, we can tarp it.
When a roof leak has caused related ceiling or drywall damage, ask us about the interior repair work we can provide after the source of the leak has been corrected. The available scope depends on the extent and type of damage.
To be clear about what we are not: we are not a water-remediation, flood-restoration, mold-remediation or water-extraction company. If there is standing water, visible mold, or a burst pipe, that is specialist work and you need a specialist. We’ll say so rather than take on something that isn’t ours.
Where roof leaks commonly start
Leaks can start almost anywhere on a roof, but a few places come up often in this part of Texas:
Pipe boots — the rubber collar around a plumbing vent. They dry out and crack in the Texas sun.
Flashing — where the roof meets a wall, a chimney or a dormer. Aged or poorly installed flashing lets water in where a lot of water is already running.
Valleys — where two roof planes meet and the water from both goes down one channel. Debris collects and water can back up under the shingles.
Lifted or damaged shingles and backed-out nails — small openings that wind-driven rain can get under.
Skylights and vents — any opening in a roof depends on its seal, and seals age.
Overflowing gutters — water that can’t get down the downspout can back up under the drip edge into the fascia and soffit.
A long spell of steady rain has a way of finding weaknesses that a dry summer never exposed.
What to expect from the visit
STEP 1
You call, text or request an inspection. We’ll arrange a time that works and tell you honestly when we can get there.
STEP 2
We start with the affected area inside, then look at the roof, and at the attic when access is available and safe.
STEP 3
We explain what we found and, when repair work is recommended, provide the applicable estimate and next steps. Nothing starts before you’ve seen that and said yes.
STEP 4
If the weather makes the roof unsafe to walk that day, we’ll say so and come back. If a tarp is needed in the meantime, we can get that installed.
